Organize your paperwork into these six categories. Have a copy of each ready and your loan officer can move straight to underwriting.
Personal Information
- Valid government-issued photo ID (driver's license or passport)
- Social Security number
- Proof of current address (utility bill or lease)
- Contact information (phone, email, current and previous addresses for 2 years)
Employment & Income
- Recent pay stubs (last 2 months)
- W-2 forms (last 2 years)
- Tax returns with all schedules (last 2 years)
- Employer contact information
- If self-employed: Business tax returns, profit & loss statements, balance sheet
Assets & Accounts
- Bank statements (last 2-3 months for all accounts)
- Investment account statements
- Retirement account statements (401k, IRA)
- Gift letters (if receiving down payment assistance)
- Documentation for other assets (stocks, bonds, real estate)
Debts & Liabilities
- Credit card statements
- Auto loan documentation
- Student loan information
- Personal loan details
- Alimony or child support obligations (if applicable)
Property Information
- Purchase agreement or sales contract
- Property appraisal (we'll arrange this)
- Homeowners insurance quote
- HOA documents (if applicable)
- Current mortgage statement (if refinancing)
Additional Documentation
- Divorce decree or separation agreement (if applicable)
- Bankruptcy or foreclosure papers (if applicable)
- Explanation letters for any credit issues
- Rental history (landlord contact info for last 2 years)
- Power of Attorney documents (if applicable)

Interest Rates
Fixed rates stay the same for the loan term, while adjustable rates change based on market conditions.
Down Payment
Requirements differ by program — conventional, FHA and VA each set their own. VA financing allows eligible buyers to purchase without a down payment.
Loan Terms
Most common are 15 and 30 years. Shorter terms mean higher monthly payments but less total interest.
Monthly Payment (PITI)
Includes Principal, Interest, Taxes, and Insurance — all rolled into one monthly payment.
