How wholesale mortgage pricing works

Rate sheets, par pricing, points and lender credits — explained without the sales pitch, so you can read a quote instead of taking one on faith.

The short answer

Wholesale mortgage pricing is the pricing a lender publishes to its broker and correspondent channels rather than to consumers at a branch. A broker takes the application and submits it to that wholesale lender, and the price a borrower is offered is built from the lender's rate sheet for their specific credit score, loan-to-value, occupancy, property type, loan amount and lock period, plus the broker's disclosed compensation. Wholesale pricing is a channel, not a guaranteed discount: whether it beats a particular retail quote depends on the day, the lender and the loan profile.

Where the number on a quote comes from

Every wholesale lender publishes a rate sheet, usually daily and sometimes several times a day when the bond market moves. The sheet lists interest rates alongside a price expressed as a percentage of the loan amount. A price of 100.000 is called par: the rate carries no discount cost and no credit. Prices above par generate a credit that can pay closing costs; prices below par cost money in the form of discount points.

The rate sheet then applies adjustments. These are the reason two people quoted on the same morning get different numbers: credit score, loan-to-value, occupancy, property type, loan amount, whether the loan is a purchase or a cash-out refinance, and how long the rate is locked all move the price. Nothing about that process is unique to brokers — banks run the same math internally — but in the broker channel the adjustments are itemized on the lender's sheet rather than blended into a single retail rate.

Points and lender credits are the same dial, turned two ways

Paying discount points buys a lower rate: you pay more at closing to lower the payment for as long as you keep the loan. Taking a lender credit does the reverse: you accept a higher rate and the pricing above par pays part of your closing costs. Neither is inherently smart. The question is how long you expect to hold the loan, and the arithmetic is simple enough to do at the kitchen table.

A simple break-even comparison divides the upfront cost of points by the monthly payment reduction. Use actual, comparable lender quotes and consider how long you expect to keep the loan, refinancing plans and the value of cash paid upfront. A break-even calculation alone does not establish which option costs less overall.

  • Ask for comparable loan scenarios showing the rate and costs with different points or lender-credit choices.
  • Compare quotes on the same day — pricing changes with the bond market.
  • Compare total cost over the period you actually expect to keep the loan, not just the rate.
  • Read the Loan Estimate, which standardizes costs across lenders by law.
