Mortgage broker vs bank: the real differences

Both can get you to a closing table. They differ in who holds the money, whose guidelines apply, and what happens when your file does not fit the first box.

The short answer

A mortgage lender underwrites and funds loans through its available programs. A mortgage broker takes the application and works with a wholesale lender that makes the credit decision and funds the loan. Program selection, costs and service differ by company; using a broker does not necessarily provide more choices or lower costs than using a bank.

Who does what

A lender may originate, underwrite and fund your mortgage, but servicing or ownership can later transfer. Its available programs may use agency, investor or portfolio guidelines, together with any lender requirements.

With a broker, the roles split. The broker is licensed by the state and registered through the NMLS, takes the application, gathers and verifies documentation, structures the file, and chooses the program. The wholesale lender underwrites, issues conditions, draws the closing documents and funds. The broker does not approve your loan and cannot overrule an underwriter — a distinction worth understanding before anyone promises you an approval.

Where each one tends to do better

Banks do well when your file is clean and conventional, when you have a deep existing relationship that comes with pricing benefits, and when you value having one institution handle everything including servicing. Some banks also have portfolio products they keep on their own books — construction lending, unusual property types, relationship jumbo — that no wholesale channel offers.

Brokers do well when the file has something in it that needs thought: self-employment income, recent credit events, a two- to four-unit property, an investment purchase, a jumbo loan amount, or a borrower who does not know which program fits. Program breadth is the point. So is having someone whose only job on the file is your file.

How to compare without guessing

Get a Loan Estimate from each. It is a standardized federal form, which means the costs sit in the same boxes and are genuinely comparable — unlike informal quotes. Collect them within the same day or two, because pricing moves with the bond market.

Then compare the same rate on both, the total closing costs, whether points or credits are included, and the lock period. And ask both the same questions: who underwrites this, what could change the price after today, and what conditions do you expect on my file.

  • Compare Loan Estimates, not verbal quotes.
  • Ask what lock period the quote assumes.
  • Ask what would cause the price to change before closing.

Common questions

How is a mortgage broker different from a bank?

A broker arranges a mortgage with a lender; the lender makes the credit decision and funds it. Available programs and costs depend on the companies involved. Compare the actual options and disclosures rather than assuming one channel is always broader or cheaper.
